The area is experiencing exceptionally high population growth rates, resulting in the growth of informal settlements due to land invasions. These land invasions pose significant challenges to urban governance, requiring adequate demographic and socio-economic data to strategise developmental priorities in the region. The research conducted an extensive survey of households in the recently established illegal informal settlement of Siyanyanzela, and compared this with a comparable survey of households in the historically Coloured low-income neighbourhoods in Grabouw West. The research results indicated that the majority of residents in the land invasion of Siyanyanzela originate in Grabouw. This is partly due to land pressures because of the limited land ownership of Black African and coloured residents, as well as population growth pressures in Grabouw as newly formed households require new housing opportunities. This is evident in the differences in household structures with Siyanyanzela containing younger populations and nuclear households and Grabouw West containing more extended households and elderly. Both the study areas of Siyanyanzela and Grabouw West are experiencing rapid demographic changes, with both areas being ethnically mixed, with Siyanyanzela being predominantly Black African. There are significant housing and service disparities between the two neighbourhoods, with Siyanyanzela containing significantly more informal housing, much of which is illegally occupied or bought informally. Housing is significantly smaller in Siyanyanzela and has lower rates of water and sanitation facilities, with most of the households depending on communal taps and communal toilets. These pressures create unnecessary health and safety risks in Siyanyanzela. Economically, employment rates are very low, with much of the agricultural employment being precarious. Consequently, household incomes are relatively low and there is also a very low rate of public and private transportation usage in the study area. Combined with an exceedingly low rate of education and very low rates of marriages, the households in Siyanyanzela are highly vulnerable to health and safety risks, and the low employment and incomes limit the ability of the settlement to formalise and integrate into existing municipal systems.
