This is largely due to the effects of the COVID-19 pandemic which has changed the way people work. In response to this changing demand, office parks are diversifying and are increasingly incorporating multifunctional spaces. This shift has been influenced by the changes in work patterns, people’s preferences, and the decrease in demand for traditional office space. In South Africa, office parks, including Technopark, Stellenbosch, are experiencing similar trends. In response to these changes, many office parks are transitioning from mono-functional office developments to mixed use developments. Rather than allowing the office park to become underutilised, office parks globally are using space more effectively and supporting the transition to mixed-use (MU) developments. These types of developments enable the value and potential created through the integration of various land uses. This study investigates how office parks/business parks/science and technology parks evolve to acquire characteristics and components of MU developments and the influence of these transitions in shaping sustainable cities. This is then applied to the trends within Technopark to analyse the changes in function and composition and the complexity behind these changes and consider the implications for the future management and development of Technopark. The study employed a mixed method approach including both qualitative and quantitative data. A survey was conducted to gauge the opinions of stakeholders to ascertain the challenges in Technopark and possible opportunities and constraints in transitioning towards a greater mix of uses. Key constraints in transitioning towards increased mixed used is zoning requirements, finding the optimum balancing between different land uses, and obtaining sufficient stakeholder buy-in. Key priorities for Technopark should include the provision of adequate parking, promoting public transport, and focusing on NMT. A framework of best practice principles for office parks transitioning to mixed use developments in the context of Technopark Stellenbosch is identified. AFRIKAANSE OPSOMMING: Die tesis ondersoek groen infrastruktuur binne Stellenbosch Munisipaliteit, en fokus op die impak daarvan op volhoubare stedelike ontwikkeling en sosiale inklusiwiteit. Groen infrastruktuur word gedefinieer as 'n beplande stelsel van natuurlike en semi-natuurlike ruimtes wat verskeie ekosisteemdienste verskaf, soos die regulering van stedelike temperature, die bestuur van stormwater, die vermindering van besoedeling en die aanmoediging van sosiale interaksies. Hierdie artikel wys die veelvlakkige voordele van groen infrastruktuur uit, en beklemtoon die rol daarvan in die verbetering van stedelike veerkragtigheid, die ondersteuning van volhoubare ontwikkeling, en die belyning met globale volhoubaarheidsdoelwitte soos die VN se Volhoubare Ontwikkelingsdoelwitte (SDG's). ’n Belangrike tema in die ontleding is die belangrikheid van sosiale billikheid en inklusiwiteit in die beplanning en implementering van groen-infrastruktuur-inisiatiewe. Hierdie vraestel ondersoek die risiko's van sosio-ruimtelike ongelykhede, waar ryk gebiede beter toegang tot groen ruimtes het, terwyl lae-inkomste woonbuurte soos Kayamandi en Cloetesville wat beperkings in die gesig gestaar in terme van beide die kwantiteit en kwaliteit van groen infrastruktuur. Die ontleding beklemtoon die behoefte aan inklusiewe beplanningspraktyke wat verskillende akteurs aktief betrek, gemeenskapspesifieke behoeftes aanpak en billike toegang tot groen ruimtes prioritiseer. Dit beklemtoon dat die bereiking van sosiale integrasie deur groen infrastruktuur die oorkoming van ekonomiese, fisiese en sosiale hindernisse vereis wat gemarginaliseerde gemeenskappe verhoed om ten volle by hierdie inisiatiewe te baat. Die referaat verskaf ook 'n in-diepte ontleding van spesifieke gebiede in Stellenbosch, insluitend Paradyskloof, Kayamandi, Cloetesville en Stellenbosch Sentraal. Dit beskryf hoe die verspreiding en kwaliteit van groen ruimtes oor hierdie woonbuurte verskil, wat die breër sosio-ekonomiese skeidings toon. Ryk gebiede soos Paradyskloof geniet byvoorbeeld goedversorgde parke en groen ruimtes, terwyl informele nedersettings soos Kayamandi baie min groen geriewe het, wat sosiale integrasie belemmer.
